Short-Let Management in Malta: 2026 Licence Rules, Services and Support

Table of Contents

Short-let management in Malta has changed. Since 15 June 2026, the Tourism Accommodation Regulations, 2026 set new standards for licensed holiday rentals, and the penalties for operating without a licence are serious. At the same time, guests expect spotless rooms and fast replies.

This guide explains what short-let management in Malta includes, what the new rules mean for hosts and how a local team can keep your property guest-ready every day. It is general information, not legal advice, so always confirm details with the Malta Tourism Authority (MTA).

Malta Short-Let Rules in 2026: What Hosts Need to Know

The MTA published the Tourism Accommodation Regulations, 2026 (Legal Notice 92 of 2026) on 15 April 2026, and they took effect on 15 June 2026. Below are the main points for short-let rented accommodation, the new name for holiday furnished premises.

Licence and Registration Number

Operating without a valid MTA licence leads to a three-year ban on applying for a licence for the person involved. The property is also barred from holding a short-let licence for three years.

In addition, short-let operators must obtain a Registration Number under EU Regulation 2024/1028. This number must appear on all ads and listings, including online platforms, and on the exterior sign. The MTA is still publishing details on how to obtain it, so check the MTA licensing page.

Property Standards

  • Occupancy is capped at two persons per bedroom.
  • Sofa beds are not allowed in other areas of the property.
  • Apartments may host no more than 10 beds in total.
  • Underground or basement bedrooms are not permitted.
  • Air conditioning is expected. Existing properties have two years to comply.

Paperwork and Signage

New applications and renewals need a waste management plan. New licensees must notify the condominium administrator and send a copy of that notice to the MTA. An exterior sign is also required, and the MTA will issue specific instructions, particularly for existing properties.

Quick Checklist for Hosts

  • Confirm your licence status and Registration Number with the MTA.
  • Check that every bedroom and the occupancy match the new standards.
  • Plan your air conditioning upgrade if the property does not have it yet.
  • Prepare your waste management plan for new applications and renewals.
  • Notify the condominium administrator and keep a copy of the notice.
  • Show the Registration Number on every listing and on the exterior sign.

A manager cannot replace your licence or your duties as a licence holder. However, a team that knows the standards keeps the property clean, safe and ready every day. Comparing providers? See how to choose a property management company in Malta.

Why Managing a Short-Let Yourself Gets Harder

Hosting looks easy on a listing page. In reality, it fills your calendar:

  • Guest messages arrive late at night and during dinner.
  • Back-to-back bookings leave a few hours to reset the property.
  • Laundry piles up after every stay.
  • Key handovers need someone on site, even when you are abroad.
  • Repairs happen mid-stay, and one bad review stays online for years.

Each task is manageable alone. Together, they can become a second job. A short-let management partner takes that load off you and protects your rating.

Same-Day Turnovers, Laundry and Restocking

Back-to-back bookings leave little time. Our team cleans, changes linen and restocks essentials, so the property is ready within hours. Learn more about our Airbnb and short rental cleaning and laundry services for hospitality. For preparation tips, read our Airbnb cleaning guide for Malta.

Our handyman and emergency repair team works 24/7. We also offer AC cleaning and fumigation and pest control, so small problems never turn into bad reviews.
